Spain Golden Visa Explained: What It Is, Who Qualifies, and What It Costs

3 min read · updated September 24, 2026

Spain's Golden Visa grants non-EU nationals residency in exchange for a qualifying investment, most commonly real estate worth at least 500,000 EUR. The program has been controversial since 2024 proposals to scrap it, but as of mid-2025 it remains open and processing applicants.

KEY TIMING RISK

Spain has not yet scrapped the real estate Golden Visa route, but legislation to do so has been publicly backed at the Prime Minister level. Completing the investment and filing before any closure date locks in protection under the existing law.

What the Spain Golden Visa Actually Is

NO MINIMUM STAYInitial permit2 yearsRenewal period3 yearsSchengen accessYes

The Spain Golden Visa is a residence permit issued under Law 14/2013, designed to attract foreign capital in exchange for legal residency rights. It grants the holder, plus spouse and dependent children, the right to live and work in Spain and travel freely across the Schengen Area. The initial permit runs two years, renewable in three-year blocks, and does not require the holder to actually live in Spain to keep it valid. That last point is the critical one: there is no minimum stay requirement, which makes it useful as a backup residency rather than a forced lifestyle change.

Investment Routes and Minimum Thresholds

Real estate is the dominant route: 500,000 EUR minimum, free of any mortgage on that portion, in any type of property anywhere in Spain. Alternatives include a 1,000,000 EUR investment in Spanish company shares or bank deposits, 2,000,000 EUR in Spanish government bonds, or creating a business project deemed of significant economic interest to Spain, a category assessed case by case. The real estate route has historically accounted for the vast majority of approvals because the threshold is clear and the asset is tangible. Multiple properties can be combined to reach the 500,000 EUR floor.

Who Qualifies and What Gets Rejected

COMMON REJECTION CAUSES

Any non-EU, non-EEA, non-Swiss national can apply provided they have no criminal record, hold valid travel insurance, and can demonstrate the investment funds are clean and legally sourced. The main rejection triggers are incomplete AML documentation, a mortgage that covers part of the qualifying 500,000 EUR real estate threshold, or family members whose relationship cannot be documented to Spanish legal standards. Dependents must be financially dependent on the main applicant, so adult children over 18 need to prove they cannot support themselves independently to be included.

Application Process and Realistic Timeline

Gov. fees (per applicant)500-800 EURLegal fees (approx.)3,000-8,000 EURTypical timeline2-5 months

The application can be filed at a Spanish consulate abroad or directly in Spain after completing the investment. The consulate route typically takes 10 to 20 business days for the initial visa, after which the applicant enters Spain to collect the residence card. The in-country route, using a UGE (Unidad de Grandes Empresas) application, is faster in some cases but requires the applicant to already be legally in Spain. Total elapsed time from investment completion to residence card in hand is realistically 2 to 5 months depending on consulate workload and document completeness. Government fees run approximately 500 to 800 EUR per applicant, with legal and advisory fees typically adding another 3,000 to 8,000 EUR.

Path to Permanent Residency and Citizenship

CITIZENSHIP TRACK

Permanent residency in Spain requires five years of continuous legal residence, and citizenship requires ten years, both counted from the date the first residence permit was granted. The catch is that the no-minimum-stay benefit cuts both ways: if you never actually live in Spain, the clock toward permanent residency may not run in your favor under Spanish administrative interpretation, since continuous residence implies physical presence. Holders who want to eventually naturalize need to spend meaningful time in Spain each year, generally more than 183 days. If your goal is a Spanish passport, the mechanics of how investor residency programs convert to citizenship are worth understanding before committing capital.

The Political Risk and What It Means Practically

TIMING RISK

Spain's Prime Minister announced in early 2024 a plan to abolish the real estate route of the Golden Visa, citing housing affordability concerns in cities like Madrid and Barcelona. As of mid-2025 the abolition has not been enacted into law, but the political direction is clear. Applicants who complete their investment and submit before any legislative change is signed into law are protected, since permit renewals are governed by the law under which the original permit was granted. This is not a program to procrastinate on if real estate is your preferred route. The shares and bonds routes face less political pressure and may survive longer even if the property route is closed.

QUESTIONS

Things people ask first.

Can I get the Spain Golden Visa without buying property?

Yes. The program accepts 1,000,000 EUR in Spanish company shares or bank deposits, 2,000,000 EUR in Spanish government bonds, or a qualifying business project. Real estate is just the most popular route because the 500,000 EUR threshold is lower and the asset is physical.

Do I have to live in Spain to keep the Golden Visa?

No minimum stay is required to maintain or renew the Golden Visa. You must visit Spain at least once per year to demonstrate you have not abandoned the permit, but there is no 183-day or other threshold for the residency card itself.

Does the Spain Golden Visa trigger Spanish tax residency?

Not automatically. Spanish tax residency kicks in when you spend more than 183 days per year in Spain. Holding the Golden Visa while spending limited time in the country does not by itself make you a Spanish tax resident.

Is Spain canceling the Golden Visa?

The Spanish government has announced plans to end the real estate route, but as of mid-2025 no abolishing legislation has been signed into law. The situation is politically live and applicants should not assume the window stays open indefinitely.

How long does it take to get Spanish citizenship through the Golden Visa?

Citizenship requires 10 years of legal residence in Spain, with genuine physical presence during that period. The Golden Visa starts the legal residence clock, but actual naturalization requires demonstrated integration including language proficiency and a civics test.

Can my family members be included in my Spain Golden Visa application?

Yes. Spouses, minor children, and financially dependent adult children can all be included. Dependent parents may also qualify under certain conditions. Each additional family member pays a separate government processing fee of approximately 500 to 800 EUR.
